Why does masonry paint peel or flake?
Peeling usually means the coating system has lost adhesion somewhere. The failure may be between new and old paint, between several older paint layers or between the whole coating build-up and the underlying render.
Common causes include weak old paint, chalky substrate, contamination, painting onto a damp surface, moisture moving through the wall and simply recoating areas that were already failing.
Applying a more expensive masonry paint does not strengthen an unsound layer underneath it. Loose material needs to be removed back to sound edges before the exposed surface can be assessed.

Bubbling and blistering
Bubbles can form when adhesion is poor or moisture/pressure affects the coating. The exact diagnosis depends on whether the blister contains moisture, whether the substrate is damp, which layers have separated and whether the problem is local or widespread.
A blister should not simply be flattened and painted over. Open or remove a failed area where appropriate, inspect what has separated and check for an obvious moisture source.
Powdery or chalking exterior walls
Some old coatings weather to a powdery surface. If you rub the wall and a significant amount of pigment/powder comes away, new paint may struggle to bond unless the surface is properly cleaned and assessed.
Not every slightly dusty wall needs a stabilising solution. The important question is whether the substrate is sound enough for the chosen system after cleaning. Stabilisers are products for specific weak surfaces, not universal primers for every masonry job.
Why do rendered walls turn green?
Green staining is usually biological growth encouraged by moisture, shade and slow drying. North-facing walls, rough render, areas close to vegetation and elevations affected by overflowing gutters often stay damp for longer.
West Wales gives biological growth favourable conditions: mild temperatures, regular moisture, shaded elevations and coastal/rural exposure. That does not mean every green wall has a serious damp problem, but it does mean the surface should be treated before painting.
Painting directly over growth may hide the colour temporarily while leaving contamination underneath. Appropriate cleaning or biocidal treatment, drying and investigation of obvious water-management problems are more useful.

Cracks: cosmetic defect or movement?
Small stable hairline cracks in render can often be dealt with as part of normal preparation, depending on the substrate and coating system. Repeated, widening or stepped cracks deserve more caution.
Paint is flexible only within limits. It cannot permanently repair structural movement, and repeatedly filling a moving crack can create a neat-looking temporary fix without addressing the cause.
Loose, hollow or failing render
Paint can protect and decorate sound render. It cannot reattach large areas that have lost their bond to the wall. If render sounds hollow over broad areas, is crumbling or has significant detached sections, the substrate may need repair by an appropriate trade before decoration.
Small local defects may be within a decorator's normal repair scope, but the boundary should be agreed rather than discovered after the whole elevation has been scraped.
Persistent damp patches, salts and moisture
Water can enter through cracks, roof details, failed sealant, gutters, window details or other building defects. Moisture can also move through some wall constructions from inside. White salts, persistent dark patches or repeated blistering can be signs that the coating is reacting to a moisture problem.
The correct response is not always “use breathable paint”. First understand where the water is coming from and what the wall is made from. Older solid-wall buildings in particular need suited to the surface decisions rather than generic product slogans.
Gutters, downpipes, sills and other water details
A failed gutter can keep a local section of wall saturated. A leaking downpipe joint can produce a vertical strip of repeated failure. Poor sill detailing can send water down the face of the wall. These are building-maintenance issues that directly affect decoration.
Where the cause is obvious, fix it before repainting. A fresh finish may otherwise fail in exactly the same place.
Incompatible old and new coating systems
Older properties can contain mineral coatings, lime-based finishes, textured systems and several generations of modern paint. A new masonry coating is not automatically suitable over every existing surface.
If the old system is unknown but sound, test areas and manufacturer guidance may be useful. If the existing layers are already failing, the problem may need to be resolved before the new system is chosen.
What can a decorator fix, and when do you need another trade?

A competent decorator does not need to diagnose every building pathology. They do need to recognise when the decorating work should stop until the underlying problem is addressed.
What should happen before a failed exterior is repainted?
- Identify the likely reason for failure.
- Deal with obvious water/building defects first.
- Remove loose or unsound coating.
- Clean and treat contamination where required.
- Repair suitable stable local defects.
- Assess exposed substrate and old coating compatibility.
- Prime or stabilise where the chosen system actually requires it.
- Apply the finish in suitable weather.

Do not ask paint to fix a building problem.
Good exterior decorating starts with knowing what the coating can reasonably do. If the wall is wet, moving or unsound, another coat may improve the appearance without solving the failure underneath.
